En Bloc Statistics

It was stated in Parliament that the average age of estates when they hit the STB is 25.9 years old (from enblocs in 2005-2007). The average age in the Central Region is 28.4 years and outside the Central Region 23.9 years.

The number of units demolished from enblocs in 2005-2007: 3700. No of units redeveloped from these 3,700: 8,303 units.

While we cannnot argue that units demolished are not maximised (almost double the number of units will appear in the market or 4,603 new units (8,303 from 3,700)), a trend is being established. Although in the past, the average age was close to the 30 year mark, rather than the 10 year mark, so many have been enbloced that the scenario is changing. Thus, in the past, despite a 10 year boundary, the market average of condos enbloced has been far older.

However, when you separate up the 2005, 2006, 2007 enblocs, a pattern emerges that from 2005 to 2007, younger and younger estates from the state average are going enbloc. We don't have a lot of 30 year old or older buildings left that can be enbloced anyway, so it's only natural that the younger buildings will be subject to enblocs.

What we really want to keep track of, are buildings that STARTED going enbloc just, or soon after, the 10 yr mark. Remember that the figures given by the government are only those that have achieved 80% and have applied to STB; they do not have a figure of just how many estates are TRYING for enbloc. 1. When the IDEA of enbloc started in your condo (eg first letter sent out about possibility of enbloc)
2. When first Owners' Meeting or 1st EOGM occurred
3. When 80% was achieved
4. When STB application was made.
